Upfront Pricing
We believe in transparency. Below you’ll find the pricing we’re allowed to publicly publish for standard management services, additional services, leasing, etc. No, really – federal anti-trust laws don’t allow us to publish certain rates. Please reach out to us and we’ll be happy to discuss rates and services.
If you feel your situation doesn’t fall into our main category, please reach out to us. All vendors are vetted for experience, expertise, pricing, and insurance. All leasing and real estate services are conducted by a licensed Illinois Real Estate Broker.
Property Management Fee
- Monthly owner statements.
- Annual cash flow statement and 1099.
- Tenant rent collections.
- Coordination of routine maintenance response.
- 24-Hour emergency maintenance hotline.
- Mid-lease tenant addenda.
- Invoice processing (HOA, utilities, landscaping, maintenance, etc).
- Move out accounting.
- Written tenant notifications/lease violations.
- Documented tenant communications.
- Two unit Inspections Included per contract year.
- Actual eviction costs after five-day notice delivery and non-compliance.

Additional Services
All leasing and real estate services are conducted by a licensed Illinois Real Estate Broker associated with Space Finder Inc.
Work Order Processing
- Routine work order processing and scheduling for occupied units.
- Work orders, including photos, available through online portal.
- ZERO MARK UPS!
Rental Assessment Report
Always FREE!- A rent report that outlines average rents along.
- A list of comparable properties and a suggested range for your property.
Requested Inspection Report
Detailed inspection above the contracted.+Formatted report filled with photos and notes pertaining to the Interior and/or exterior of the property.
+Typically requested annually, in the event of damage, upon completion of a major repair or upon report of suspicious activity.
New Unit Setup
Vacant Units- Creating a digital file for your property.
- Establishing owner and tenant portals.
- Maintenance compliance Inspection.
- Photo Inspection report to capture pre-tenant condition.
- Install lockbox.
- High resolution photos and creation of marketing materials.
Tenant Placement
Includes Credit & Background Checks- Agent tours.
- Signage.
- Online advertising.
- Tenant screening.
- Executed lease documents.
- Move-in inspection.
- Collection of security deposits & prorated rents.
New Unit Setup
Occupied Units- Creating a digital file for your property, including leases.
- Establishing owner and tenant portals.
- Install lockbox.
On-Site Visits
First / Subsequent Hours- Pineapple Property Management presence to the property.
- This is generally requested to accompany a vendor, grant access for insurance / appraisal inspections, or accompany owner for personal Inspection.
- This service can also be used to courier owner’s personal items/mail.
Lease Renewal
- Advance lease renewal strategy prior to expiration.
- Deliver formal renewal offer to tenant.
- Generate and execute a new set of lease documents or extension paperwork.
- Owner and Tenant will receive documents via online portal.
In-House Maintenance
First / Subsequent Hours- One Tech. One hour minimum.
- Additional hours billed in quarters.
- General maintenance and handy-person services only.
- Supplies not included and billed in addition.
- Work orders, including photos, available through the online portal.
